Most of the build happens in our factory. On site we focus on foundations, positioning or craning the pod and making final connections. This approach keeps noise, dust and the number of days on site far lower than a traditional block or concrete construction.
Each project includes a long-term structural warranty on the main frame, insulated shell and roof build-up, plus defined coverage for interior finishes and workmanship. AC units, lighting and appliances are supported by manufacturer warranties. Full durations and conditions are shared with your contract and handover pack.
Yes. Once your design, specification and scope are agreed, we issue a fixed-price contract that clearly lists what is included. Any optional upgrades or site-specific items are presented as separate line items and only move ahead with your written approval, keeping budgets predictable.
Timelines vary with approvals, specification and site access, but most clients move from initial enquiry to installation over several weeks. We share an indicative programme at proposal stage and refine it as key milestones are confirmed.
In simple terms: discovery call and site review, concept and layout options, detailed proposal and fixed-price contract, authority approvals (if required), factory production, foundations and services preparation on site, installation, then final snagging and handover.
Minor adjustments may be possible before production starts, but major changes can affect both timelines and cost. Once drawings are released to the factory, changes are limited and handled as formal variations, so we spend time getting the design right upfront.
If you need to move your installation date, we’ll work with you to find the next available slot. Where production has already begun, storage or rescheduling fees may apply. Cancellation terms depend on project stage and are clearly set out in your contract.
